3000 M Street, NW will revive the site of the former Latham Hotel with new retail and hospitality offerings.

In response to extensive water damage that forced the property to close, the seven-story south building will be recladded and renovated into an 80- to 90-key hotel accessed from 30th Street. The existing north structure will be demolished and replaced with a new two-story pavilion that features 22,000 sf of retail space along M Street, including high below-grade retail space. Connecting the structures will be a new one-story infill podium that extends the retail space and supports a green roof that will be visible to hotel guests above. The materials are a rhythmic balance of red and gray brick complemented with stone.
