A half-mile from the National Mall, a 1970’s superblock site has been completely transformed and reintegrated into the rich fabric of Washington’s storied L’Enfant Plan. An aging mega-mall on the site exemplifying the failures of ill-conceived urban renewal has been replaced with a new town center organized about a retail street and Metro Plaza. 

SPLIT CONTENT

Incorporating principles of Smart Growth, the master plan comprises four new office structures and four residential buildings, scaled and configured in a manner compatible with the surrounding low-rise neighborhood. The reopening of Fourth Street, SW reintegrates the development into the overall city grid, while ground floor retail and publicly accessible areas activate the street level experience. To date, Phase 1, including street and site work as well as two office buildings housing the government of the District of Columbia, has been completed and certified LEED Gold.
