655 New York Avenue, NW is a new 11-story office and retail building located in the Mount Vernon Historic District, directly adjacent to the Washington Convention Center and in the heart of Washington, DC. The 1.1 million sf new development is comprised of 10-levels of office space, above-ground floor retail and 3-levels of below-grade parking. The project also incorporates 19 designated historic structures in various locations across the property with portions of the structures being retained and integrated into the new development.
The massing of the 130-foot building is composed of a grouping of interlocking rectangular volumes set perpendicular to their respective street rights of way. Attached to the west side of the central volume, a curvilinear form 106 feet high steps down from the main building height in deference to the concentration of lower historic buildings along 7th Street and New York Avenue to the west and south, providing an expansive outdoor terrace at the tenth level and overhanging a private courtyard on the second floor. At the east end the volume curves from New York Avenue towards 6th Street to complement the west end and accentuate the verticality of the composition when viewed entering the city’s downtown core from the east. The project achieved LEED Gold certification.
