22 West
Washington, DC
The triangular sliver of space upon which this project was developed has been described as a “L’Enfant leftover,” formed by the confluence of 3 major thoroughfares in the city plan. Housing a much-used neighborhood service station, this unassuming parcel of land was for years considered a hopeless eyesore in the city’s burgeoning West End.
While maintaining the important service function onsite, the property was completely transformed into a livable, green community of urban dwellings. A new 9-story residential building with a restaurant and below-grade parking coexists with the station, a green roof canopy both sheltering and buffering the gas pumping area. The building design reflects the unique combination of uses in a sleekly gridded skin of zinc and glass. Extensive landscape elements are incorporated into the facade, creating a living wall as a modern interpretation of the city’s urban green spaces. By taking advantage of its 360-degree exposure, the building becomes a focal point of the surrounding context.
