On the site of the former Morris A. Mechanic Theater at the key intersection of Charles and Baltimore Streets, a 1.2-acre parcel is being redeveloped as a part of Baltimore’s effort to provide a new livable downtown. Rising above a 4-level retail base are two multi-family residential towers - one 30 stories tall and the other 16 stories. Each tower is comprised of rental apartment units and related amenity spaces.
Bridges at each floor connect the towers, allowing them to function as a single entity with a shared core. Along with the bridges, three distinct exterior facade types enliven the appearance and articulate the scale of the overall project. A key goal is the integration of the new mixed-use development with the city’s extensive transit system, accomplished through the redevelopment of a direct connection to the existing Charles Center MTA underground station.
