This luxury high-rise building is located on a bluff facing the Potomac River and oriented towards the National Mall in Washington, DC.

Residential units with floor-to-ceiling glazing and spectacular views are situated on the building’s upper levels, with offices, retail, and parking located on the lower levels. While presenting a dynamic and modern image, the complex respects and reinforces the existing neighborhood street pattern. Public pedestrian thoroughfare slices through the site, encouraging connectivity between urban blocks. A diverging path meanders through one of two public gardens, both designed to provide green space in an urban setting and a blending of private and public zones. Landscaped areas enhance the public experience and are accessible as part of a pedestrian crossover through the middle of the site.
